In addition, as has been seen for some time, consumers have a special interest in homes that contain sustainable and technological accessories, among which techniques such as home automation stand out.

New buyers demand this type of space when making a decision. Among all this, there is a clear preference between homes with multiple and large spaces.

Preference for new construction

Buyers prefer new construction homes. They ensure more space, light, are close to green areas and have greater energy efficiency, as well as being more versatile and adaptable to the different and changing needs of the family.

In the first six months of last year, the accumulated annual increase in new construction homes was 44.4%, compared to 28.4% for used flats, according to the INE.

Increased interest in second homes

The demand for a second residence is increasing in Spain both by national and foreign buyers.

In the first quarter of the year alone, foreign buyers carried out more than 48,000 home sales transactions, 47% more than in the previous period.

Cheaper alternatives

The increase in teleworking means that it is no longer so important to reside in a home that is close to work and they will continue to look for cheaper alternatives with better benefits on the outskirts of cities or in coastal areas where it is good all year round.
