The new European law prohibits owners from selling or renting homes without this certificate
Selling or renting a home will be more complicated after the approval of the European Directive on Energy Efficiency in Buildings. This establishes new criteria that all properties must meet in order to be sold and rented, and which will even mean that owners will have to make reforms.
One of the new criteria set by Europe has to do with the Energy Certificate of the Home. To date, in order to sell and rent, it is enough for the home to have this certificate. But from 2030 onwards, it will be necessary for the rating obtained in the certificate, which is awarded from A to G, to be at least E.
This will be a transitional measure, since the goal is to continue tightening energy requirements, and for the energy rating to be able to sell or rent in 2033 to be D.
Homes that do not meet this requirement will have to be renovated to obtain it
Houses and flats that do not meet this requirement will have to be renovated before they are sold, or if they are to be rented out. For the Spanish housing stock, this means that many homes will have to be renovated to adapt to the regulations, since according to the real estate portal Idealista, 51.2% are over 40 years old.
The measure aims to achieve more energy-efficient homes. These improvements in insulation and energy consumption will save families money on electricity and gas bills.
In addition, homes will be much more comfortable by avoiding heat leaks or filtrations through the windows, which will allow the interior to be kept at a better temperature.
Aid to improve the energy efficiency of homes
Improvements to homes to meet the new sustainability and energy efficiency requirements will mean that owners will have to make reforms, which results in an expense that will often not be easy to meet.
To address this problem, the Government has a series of aids available to make homes more efficient and thus reduce their energy consumption.
These aids are part of the Recovery, Transformation and Resilience Plan (PRTR) and can be used to change windows, heating systems or install solar panels.
